About the Investment

Make one of 19 spacious seaside villas your home away from home and grow your investment

Each owner can choose to make use of the property for a maximum of 8 weeks per year and make their villa available for rent for the rest of the year. The income from this rental period will give a positive return on investment. A dedicated marketing and reservations team will look after the rental side of the business and will create a return of your investment, hassle free for the owners. 

Shiri Beach gives you the opportunity to have a good return on investment without the hassle of actively managing the property yourself.

What do you buy?

  • You will buy a villa type 1 or a villa type 2.
  • You cannot buy land but you get a 33 year lease agreement (each time renewable by an additional 33 years) between Shiri Beach LTD & the purchaser of the property. The lease will be rectified by a lawyer. The lease after completion of the project can be extended to 99 years.
  • The property is at any time transferable to a third party. The Management company can assist with the sale of your property on request.
  • The property can be passed on to your heir(s)

Not keen to rent it out?

Should you not decide to rent out the property, you can opt for exclusive use only.

The owner is completely free to offer it to family, friends, business associates, or other acquaintances.

What are the side costs?

Levies and Service fees are USD 500 per month. We offer property owners as much as possible at a reduced rate, for hassle free living. The service fee includes:

  • Professional Estate Management including full security, property manager and staff (gardeners, pool, barman, housekeeping, maintenance etc).
  • Insurance including a 1 Million US Dollar public liability insurance (Important for owners when they want to rent out their property) 
  • Lawyer, regarding sales contracts, any questions regarding legal matters from buyers 
  • External accountant firm including auditing, as well as an internal accountant
  • Annual land-lease to ZIPA
  • Operational licenses 
  • WIFI and utilities, water, electricity and cooking gas (including back-up generator) 
  • Use of the communal swimming pool
  • Housekeeping and laundry service every other day included – personal laundry for a fee
  • Maintenance including all large-scale maintenance. Owners can make use of the maintenance staff for small repairs in their villas 
  • The running cost of the private plunge pool is for the owner’s cost. Daily cleaning is included in the service fee 
  • For owners who have decided to rent out their property, a full team is on site to assist with guests, marketing, reservations, accounts etc

The villas are located near the beach with a seaside view. Each villa is beautifully equipped in African/Zanzibari style, including the option to have your own private plunge pool (3 meters x 4 meters in size). Each Villa comes standard with a kitchenette including stove/oven and fridge/deep freezer combination. Includes air conditioning in all bedrooms except the loft in type 1.

7 villas right on the Indian ocean. Each villa is 120sq meters with a terrace in front of and extra 85 sq meters. The ground floor features a living area, kitchenette, 2 bedrooms and 2 bathrooms. The 1st floor has a loft including a third bedroom and bathroom. A private plunge pool can be added at an additional $8750.

12 double story type 2 villas, each 120sq meters with a terrace in front of an extra 51sq meters. The ground floor features a living area, kitchenette, 2 bedrooms, 1 bathroom and a terrace. Building Materials

We are going Green

Instead of building with traditional brick and mortar, we have chosen a more environmentally friendly construction to reduce our carbon footprint, while still maintaining the durability and appearance of traditional materials. Cement fibre boards will be used which are the same thickness as normal bricks.

Your Neighbour

Fumba Beach Lodge

Your neighbour is Fumba Beach Lodge. You are welcome to use their facilities upon reservation, which include a restaurant, bar, water sports centre (including scuba diving), snorkeling trips and a wellness centre. On Zanzibar there is an online grocery service and take away meals can be delivered. Besides that, a supermarket is located nearby.

Your Return on Investment

At your request, we will rent out the property on your behalf to get a return on your investment.

As the property owner you will have exclusive access to your property for 8 weeks a year (you can reserve any time you want and it does not have to be 8 consecutive weeks). You may allow family, friends, business associates etc to use your property.

We expect your return of investment to grow in the first three years after building the villas from 5% in year one to 10% in year three.

The management company will transfer 50% of the rental income to the owner on a quarterly basis. The remaining 50% is for the shortfall in the services and marketing costs.

With over 20 years of experience here on Zanzibar, we expect your return of investment to grow from 5% in year one to 10% from year three on-wards, excluding the 8 weeks the owner can use his own property, which also represents an annual value.

The deposit and following payments will be settled in a Dutch company account and the payments schedule will follow the contractor payment schedule accordingly, with the last payment being 60 days after project completion.
